Difficult without the Proposed Rd Plan by Bourne which I have not been able to find. The road referred to in "thirdly" can be seen in the 1875 St Pauls plan map.

thence along the bank or margin of the Red River in a southwesterly direction against the stream to a road forty-four feet in width leading from the Lower Fort Garry Road to the Red River. SW Varies Varies
